Lakeshore Land and Title also offers complete Title Search services specifically designed for the needs of attorneys, banks, real estate brokers, tax title holders, mineral owners and individuals or companies needing a search of county title records for just about any reason.
Lender's Limited Searches:
Generally prepared for lending institutions that do not require title insurance. Limited Searches include a search of the county records in the Register of Deeds Office from the date of the most recent vesting document (usually a warranty deed), and will show record title holder, property tax status, current mortgages, liens and other encumberances.
Attorney Searches:
Prepared to assist the attorney involved in property litigation, investigating property ownership or determining property owners to be notified for matters such as road vacations or quiet title actions.
Tax Deed Holders:
Prepared to determine all interested parties who need to be served with "Notice By Persons Claiming Title Under Tax Deed" or notice of a Quiet Title Action.
Mineral Searches:
Prepared to provide information on record title ownership of oil, gas and mineral interests. (Note that factors other than record title may affect mineral ownership.)
Other Searches:
Also offered are Environmental Searches, Lien searches, UCC Searches and 40 Year Marketable Title Searches, and searches to determine the number of divisions available for a particular parcel under the Land Division Act. If you have an unusual search need, Lakeshore Land and Title can probably handle it for you.
Reasonable fees are charged for Title Search services based on the size of the project and the search time involved.
