Title Insurance Rate Information
 
 
ARE YOU RECEIVING ALL AVAILABLE DISCOUNTS FOR TITLE INSURANCE?

Lakeshore Land and Title offers the maximum discounts for title insurance, as follows:

Policy Reissue Credit:
When an existing policy is presented with your order for a new Owners or Lenders Policy you will automatically receive credit towards the purchase of a new title insurance policy. The amount of the credit is based on the amount of the existing policy and will vary depending on the age of the existing policy - a discount of ten to sixty percent. There is a minimum charge of $170.00 for the new policy, and additional insurance in excess of the prior policy will be issued at the published rate.

Simultaneous Credit:
When an Owners and Lenders Policy are ordered with the same effective date, a simultaneous issue Discount of sixty percent is applied to the lesser policy, with a minimum charge of $170.00 for each policy.

Refinance Credit:
When a first mortgage loan is refinanced by the same borrower as in a prior Lenders Policy, a credit of fifty percent will be provided, even if the borrower is using a different lender. The minimum refinance charge is $170.00.

Abstract Credit:
An abstract surrender credit may be given in cases in which other credits are not applicable and where the abstract is certified to the property to be insured. The credit is $1.00 per thousand applied against the Basic Rate up to a discount of $100.00. The abstract must be presented and surrendered at the time of the title insurance order.

Remember, it does not matter what company rendered the previous policy or abstract. Lakeshore Land and Title will still give the discount.

To receive the reissue, simultaneous, refinance or abstract credit please provide the prior policy or abstract with your new order. If you are ordering through our website, please inform us of the prior documents so we can arrange to obtain them.

Additional Title Searches:
Lakeshore Land and Title also offers complete Title Search services specifically designed for the needs of attorneys, banks, real estate brokers, tax title holders, mineral owners and individuals or companies needing a search of county title records for just about any reason.

Lender's Limited Searches:
Generally prepared for lending institutions that do not require title insurance. Limited Searches include a search of the county records in the Register of Deeds Office from the date of the most recent vesting document (usually a warranty deed), and will show record title holder, property tax status, current mortgages, liens and other encumberances.

Attorney Searches:
Prepared to assist the attorney involved in property litigation, investigating property ownership or determining property owners to be notified for matters such as road vacations or quiet title actions.

Tax Deed Holders:
Prepared to determine all interested parties who need to be served with "Notice By Persons Claiming Title Under Tax Deed" or notice of a Quiet Title Action.

Mineral Searches:
Prepared to provide information on record title ownership of oil, gas and mineral interests. (Note that factors other than record title may affect mineral ownership.)

Other Searches:
Also offered are Environmental Searches, Lien searches, UCC Searches and 40 Year Marketable Title Searches, and searches to determine the number of divisions available for a particular parcel under the Land Division Act. If you have an unusual search need, Lakeshore Land and Title can probably handle it for you.

Reasonable fees are charged for Title Search services based on the size of the project and the search time involved.
